Buying and selling land (or a house) used to be an extremely local activity. If you needed to move to an area, you would go there physically to check out land, and a local real estate agent would drive you around town until you found a place you liked. And if you wanted to sell, the same agent might help you sell your land or home as well. But the birth of the internet and easy-to-search websites like Zillow have made it very easy to buy and sell from afar.
Now consumers have OPTIONS. They can sell with the help of a realtor. They can list and sell on their own. And there are folks (like us) who specialize in buying LAND ONLY. If you live in a great area that many people are moving to, you might have received an offer from a land-buying company like ours. If you are really lucky, you might have received more than one offer to buy your land! How can a wise customer know if the company they are dealing with is legitimate? And how can they decide from afar who to do business with? Keep reading to find out.
Not all offers on your land are created equal!
If you have received some interest in your land from someone that you don’t know, choosing the best company or person to buy your land may seem overwhelming.

Here are some points to keep in mind when
selecting which company or person to sell your land to.
- Do you know who you are dealing with? A buyer isn’t required to have a website, but if the person or company offering to buy your land DOES have a website, be sure to check it out. Is their contact information on the website such an address or phone number? If you are dealing with a company, can you tell who is running the company?
If the person offering to buy your land does not have a website, you could ask for other ways to show they are “in business,” such as social media profiles, a referral from a title company or attorney they use, or a referral from a past customer. Even a quick Google search with the company name or personal name can put your mind at ease about who you will be selling to.
- Is the person or company offering to buy your land experienced in doing so? Being new to the land buying industry isn’t a crime, but if the company is claiming to make the land-selling process easy, then hopefully they have the experience to make that happen.
- Is the offer price that has been made on your land too good to be true? Maybe even above what you know makes sense? If the offer is too good to be true, it probably is. It could indicate a situation where the land buyer is not able to fulfill their bargain.
- How long will it take to complete your land-selling transaction? If you have received an offer on your land, be sure to check the dates on the sales agreement. Is it really far out or very soon? Neither is bad, just be sure you know how much time it will take to complete the transaction. If you prefer or NEED a quick sale, you may need to state that fact to the land buyer.
- Is there an actual dollar amount on the letter you have received, or is it just a letter of interest? Having a dollar amount on your letter will help you save time in the end.
- Can you easily get in contact with the buyer, and are they easy to talk to? Or are they hard to pin down by email or by phone? Do they put you at ease? It will be easier to complete a transaction with someone who is easy to work with and who knows how to communicate well. On the other hand, it might be extremely stressful to complete a transaction with someone who doesn’t know how to pick up a phone, or can’t properly communicate with you about the steps required to complete the sale.
